Ready to run. Room to grow.
A 21,168 square foot two-story professional building on 26.86 acres at the south edge of Fort Scott. It has housed a medical-claims contact center and a print and marketing firm, and the floors are already divided into open work areas. Move a team in now and build out the land later.

Four buyers this building already suits
The building has run as a contact center before. The owner reports the floors are split into seven work areas of 30 to 70 stations each, which is 210 to 490 seats with no build-out.
Contact center & back office
Cobalt MedPlans hired claims examiners and customer service staff here. Fiber is in town, labor is local, and Kansas returns 95% of new hires' state withholding tax for up to 10 years.
Training campus
Classrooms on one floor, a working lab floor on the other. Fort Scott Community College is in town, and Kansas programs can cover a share of new workers' first-year wages.
Regional headquarters
A full-building owner-occupant gets a two-story office with a private campus around it. Fort Scott's largest employers include Peerless Products (420 workers) and Ward/Kraft (340).
Warehouse or light industrial
Keep the office as the front door and put a warehouse, fabrication shop or yard on the open acreage. US-69 carries about 13,000 vehicles a day past Fort Scott.
Ninety-five miles from Kansas City
From US-69, take East 27th Street east, then South Horton Street south. The site sits between three states, with Joplin Regional Airport about 49 miles away for commercial flights and Fort Scott Municipal for private aircraft.

Kansas pays you to staff it
Bourbon County is outside a metro area, so the state's larger rural rates apply. Here's what an employer moving in can apply for.
| Program | What it does | Qualifies with |
|---|---|---|
| PEAK (Promoting Employment Across Kansas) | The company keeps 95% of new employees' state withholding tax | 5 new jobs in a rural county for 7 years; 100+ jobs for up to 10 years |
| HPIP (High Performance Incentive Program) | 10% investment tax credit plus a sales tax exemption on qualifying purchases | Capital investment above $50,000 in a non-metro county |
| Neighborhood Revitalization Program | Property tax rebates on the added value of improvements | Commercial improvements of $10,000 or more inside Fort Scott |
| Industrial revenue bonds | Tax-advantaged financing for buildings and equipment | Arranged with the city and Kansas Department of Commerce |

The powered-land question
Large data-center projects are moving into this corridor. Projects are sized in megawatts (MW) of power, and the largest in gigawatts (GW). Whether this parcel can join them depends on two answers we are getting in writing, and we'd rather tell you that than oversell it.
Regional demand, 2025–2026
- OpenBourbon County passed a 365-day moratorium on new data centers (Resolution 24-26). The parcel is zoned C2 under the city, and we are confirming with the City of Fort Scott whether the county freeze applies inside city limits.
- RequestedA written statement from Evergy of the power available at this site. The nearest mapped lines of 161 kilovolts or more are about 15 miles away, and Evergy built a 161 kilovolt switching station near Fort Scott in 2021.
- FitsKansas offers a discounted 10-year power rate for new loads of 50 MW or more, and a large-load tariff for 75 MW or more.
